Choosing the Right Home According to the Needs of the Home Buyer

Love at first sight. This is something many potential buyers experience when seeing a home they absolutely love. However, they forget to take a variety of things into consideration. The kitchen may be the best one you have ever seen in your life, but is it practical for your family? Consider the following brief checklist before falling in love with your next house.

Size and Storage – Keep in mind the size of your family. Are you a single person who will have the entire house to yourself? Or, do you have a large family? When considering a home the first thing you need to decide is if every family member, including pets, will fit comfortably in the home. You will also want to consider storage and closet options. They need to be large enough to store your belongings, or there needs to be an area within a room or somewhere in the house where storage furniture can be added.
The Neighborhood – You live a specific lifestyle, your new house has to fit your personality and your family’s needs. This means the neighborhood has to be safe enough to walk your dog every day, the schools need to be up to your standards and suit your children’s learning skills, a grocery store and gas station need to be located at a specific distance, plus any other needs you require to live your life comfortably.
Renovation Potential – You and your family may agree a specific house is absolutely perfect with the exception of one or two things. Perhaps the kitchen needs remodeling or the backyard needs to have the pool repaired. Keep in mind renovations are possible. However, they will need to fit into your budget and be suitable for the home. If you plan to install a state of the art kitchen that will make the rest of the house look less than appealing compared to the remodel, you may want to scale down the remodel to fit into the overall look of the house. Otherwise, you can end up remodeling the entire house room by room and going over budget.

Choosing the right house takes time. While it is easy to fall in love with the first house you see and get the buying process over as quickly as possible, you want to consider your long-term happiness as well. This means, even if you truly want the first house you see, still take a look at a few others. You may be surprised and choose another house and neighborhood than your original choice.

Choosing the Right Exterior Colors for Your Home

The exterior of your home is an expression of your homes personality. Each house in your neighborhood is painted a different color to prove this point. If all the houses were painted the same the neighborhood would lack individuality and overall appeal. Homeowners often take pride in how their home looks, this is especially important when selling your home. The right color can make or break a sale. To choose the perfect paint color suited for your house, consider the tips below.

Consider the Surroundings – Your neighborhood and location will give you a hint on what will make your home appealing in regards to paint color. For example, if you live near the beach or lake consider cooler colors such as pale yellow, white, peach, light aqua and pastel colors. If you live near the mountains consider neutral stone colors or brick red.
Allow Nature to Inspire you – If your home is surrounded by beautiful landscape, tall trees and a colorful garden allow the color to stay in nature and choose a neutral tone paint color such as white, ivory, beige or tan. These light colors will pop through the greenery and vibrant garden essentially highlighting the house as the focal point of the landscaping.
Use Your Memory – Do you remember the color of houses while on your last vacation? Homeowners often take notice of real estate property while traveling. If a specific home stood out to you it could be the inspiration for the new paint color for your house. For example, if you took a trip to Switzerland you may have adored the Swiss-style homes and colors. Consider this option if it suits your home’s architect style. If it doesn’t, you can still use the same colors such as ivory paint on the walls with dark brown accent color on the trim, around the windows and on the door. This is an excellent option when incorporating style into your homes curb appeal.

Blend in with the Neighbors. While every homeowner prefers their house to be unique, you also don’t want to be the only shocking vibrant colored house on the street. This can actually turn potential buyers away from purchasing your home. You don’t have to choose the same color as your neighbors but maybe decide on a color within the same family or a different hue. For example, if your neighbor’s house is tan, you can choose a lighter or darker shade of tan. Always take time and consideration when choosing a paint color for your home.
