Ricardo J. Terán and Folio Title

Why Folio Title stands out by combining entrepreneurial thinking, multicultural insight, and a relationship-first approach

In real estate, many people understand the excitement of the deal. Fewer understand the quiet work that protects the deal.
That is where a strong title company makes a difference, and it is also where Folio Title & Escrow continues to build its reputation. In a field where speed, precision, communication, and trust all matter, Folio Title has positioned itself as more than a transactional service provider. It is a company built around relationships, guidance, security, and long-term thinking. A major part of that story is Ricardo J. Terán, Director of Business Development, whose background in entrepreneurship and growth strategy brings a unique edge to the brand.
Ricardo is not someone who simply entered business development through a traditional path. He describes himself as a 10x entrepreneur and growth coach for multicultural and multigenerational leadership teams, and that framing matters. His professional identity reflects years of building ventures, helping entrepreneurs grow, and working across cultures, industries, and leadership styles. That kind of experience does not just shape how someone sells a service. It shapes how they build trust, solve problems, and create long-term value.
According to his professional background, Ricardo believes business is one of the most powerful forces for creating wealth, but he also believes every business model should serve others while remaining sustainable. That philosophy aligns naturally with the real estate world, where one successful transaction can affect a family, an investor, a business owner, or a long-term financial strategy. In that environment, technical skill matters, but mindset matters too.
That is one of the reasons Ricardo stands out. His approach is not limited to getting a file from opening to closing. It is rooted in the bigger picture. He has spent his career building businesses and platforms designed to unlock the potential of entrepreneurs and their teams. His specialties include startups, strategy, marketing, human resource development, distribution, operations, and social venture capital. Those are not minor talking points. They signal a professional who understands how business systems work, how people work, and how growth happens in the real world.
For Folio Title, that kind of leadership presence is valuable. Title and escrow work is often misunderstood by the public, yet it plays a critical role in every real estate transaction. A title company reviews ownership history, helps clear issues before closing, acts as an escrow agent, coordinates documentation, and helps ensure that funds and legal paperwork are handled properly. When done well, the process feels smooth. When done poorly, it can become stressful, delayed, or even risky.
What makes Folio Title more interesting is that it does not appear content with doing the minimum expected of a title company. The message behind the brand is about creating a better client experience, especially through communication, professionalism, and a relationship-first mindset. That matters to real estate agents, buyers, sellers, investors, and referral partners who want to know that the people behind the transaction are thoughtful, responsive, and aligned with a win-win outcome.
Ricardo’s multicultural perspective also adds real strength. His mission of bringing the best of Latin America to the world and the best of the world to Latin America reflects the reality of South Florida itself. Miami is a global city. Its real estate environment is shaped by international relationships, multilingual conversations, and cross-cultural business dynamics. A professional who understands how to bridge those worlds brings practical value, not just a nice message.
That is especially important in a market like Miami-Dade, where trust is often built through relationships, reputation, and consistent follow-through. People want to work with professionals who not only know the mechanics of the business, but who also understand nuance, communication styles, and long-term partnership. Ricardo’s background in entrepreneurship and coaching makes that easier to deliver because he understands that business growth is never just about closing deals. It is about aligning people, systems, and service.
In many ways, Ricardo J. Terán represents what modern business development should look like. He brings entrepreneurial depth, strategic thinking, and human-centered leadership into a space that depends heavily on confidence and credibility. For Folio Title, that adds substance to the brand. It gives the company a voice that feels informed, experienced, and forward-looking.
A title company may not always be the loudest part of a real estate transaction, but it is one of the most important. And when professionals like Ricardo help shape the client experience, the result is more than a closing. It becomes a relationship built on clarity, trust, and value.
Folio Title’s strength is not just in documents, deadlines, and closings. Its strength is in the people behind the process. Ricardo J. Terán brings the kind of entrepreneurial experience, multicultural perspective, and growth mindset that helps turn a service business into a trusted brand.

Dr. GoodPrice® Clinics Celebrates Grand Opening of Second Location in Key Biscayne

Affordable, accessible, and community-centered healthcare arrives on the island with a ribbon-cutting ceremony led by Village Mayor Joe Rasco

Dr. GoodPrice® Clinics is proving that compassionate care and affordability can exist in the same sentence.
– Wilson Alvarez

TL;DR – Dr. GoodPrice® Clinics celebrated the grand opening of its second location in Key Biscayne on Wednesday, March 11, 2026, with a ribbon-cutting ceremony featuring Village Mayor Joe Rasco. The new clinic introduced the community to an affordable and accessible option for primary care, wellness services, preventive care, and more.

Dr. GoodPrice® Clinics marked an important milestone on Wednesday, March 11, 2026, as it officially celebrated the grand opening of its second location in Key Biscayne. The event brought together community leaders, residents, elected officials, and local business supporters for a ribbon-cutting ceremony and open house at the clinic’s new location at 57 Harbor Drive, Key Biscayne, FL 33149.
The highlight of the evening was the official ribbon cutting, which included Village Mayor Joe I. Rasco, who joined the Dr. GoodPrice® team in welcoming this new healthcare and wellness option to the island. The event gave attendees the opportunity to tour the clinic, meet members of the medical team, and learn about the wide range of services now available to the community.
The new Key Biscayne location reflects the mission that has helped define the Dr. GoodPrice® Clinics brand: providing care that is professional, empathetic, fast, and affordable. In a time when many families continue to feel the strain of high medical costs, limited access, and long wait times, the opening of this clinic represents a meaningful addition to the local healthcare landscape.
Founded by Yessica Gonzalez, Dr. GoodPrice® Clinics has positioned itself as a patient-centered healthcare option designed to remove some of the common barriers people face when trying to receive medical attention. The clinic serves families, adults of all ages, and children over two years old, making it a versatile resource for the Key Biscayne community.
Guests at the grand opening learned that the clinic offers a broad menu of services that goes beyond traditional primary care. These services include preventive care, treatment for acute and chronic conditions, lab testing, medications, sexual and reproductive health services, medical forms, medically supervised weight-management programs, and wellness services such as vitamin shots and infusions.
That combination of medical and wellness services is particularly significant. Today’s patients are looking for more than a place to go when they feel sick. Many want ongoing guidance, preventive support, and access to treatments that help them maintain their health before problems become bigger. Dr. GoodPrice® Clinics appears to understand that shift and is building its presence around it.
One of the strongest messages from the event came directly from Founder and CEO Yessica Gonzalez, who emphasized the clinic’s commitment to making healthcare more personal and more accessible.
As she shared during the opening, the mission of Dr. GoodPrice® is rooted in humanizing healthcare and making it available to everyone, especially those without insurance or those struggling with rising costs. That message resonated because it speaks to a reality many individuals and families know all too well.
For Key Biscayne, the arrival of this second location is more than just another business opening. It represents an expansion of healthcare access in a community that values convenience, quality, and trust. It also signals that there is demand for a model built around affordability without sacrificing professionalism or compassion.
The grand opening served as both a celebration and an introduction. It allowed local residents to see firsthand what Dr. GoodPrice® Clinics is bringing to the area, while also reinforcing the importance of healthcare options that meet people where they are financially and personally.
As the clinic begins serving patients in Key Biscayne, its presence is expected to become an important part of the community’s healthcare network. For residents looking for accessible medical and wellness care closer to home, Dr. GoodPrice® Clinics has officially opened its doors and made its intentions clear.
Healthcare should feel human, timely, and within reach. That was the message of the evening, and for those who attended, it was a strong one.

James Suckling’s Great Wines of the World Solidifies Miami as a Dynamic Destination Where Wine is Currency

James Suckling’s Great Wines of the World tasting took place at the Miami Beach Convention Center this month, bringing together a huge lineup of wineries from around the world. The idea behind the event is fairly straightforward: producers pour wines that have scored 92 points or higher from Suckling and his tasting team, so nearly everything in the room has already been recognized as a top bottle.
For anyone not deeply familiar with the wine world, James Suckling is one of the most well-known wine critics internationally. He spent close to three decades as a senior editor at Wine Spectator before launching his own wine publication and review platform. His scores are widely followed by collectors, restaurants, and producers, so events like this tend to attract both serious wine people and enthusiastic drinkers.
The event was busy. Very busy.
VIP guests were allowed in about an hour earlier, which made the experience noticeably better. Getting inside early meant being able to move around comfortably and actually spend a few minutes at each table talking with the people pouring the wines.
Outside, though, the general admission line was extremely long, it was hard not to notice how far it stretched. I couldn’t imagine waiting in that line. At the same time, it’s probably a good sign for the event that so many people wanted to attend.
Once inside, the room had a great energy. Tables from Napa Valley, Bordeaux, Italy, Argentina, and several other regions filled the space, with guests making their way from one winery to the next. With hundreds of wines available, it’s impossible to try everything, so most people seemed to wander a bit and stop where something looked interesting.
A few wines stood out enough that I made a note of them.
Five Wines That Stood Out
Louis M. Martini (Napa Valley)This was one of the first tables I stopped at and it immediately made an impression. A very classic Napa Cabernet style with deep dark fruit and good structure, but still smooth and approachable.
Donum Estate (Carneros)Donum wines always have a certain elegance to them. This one felt really balanced with layered fruit and a polished finish.
M. Chapoutier (Rhône Valley)Chapoutier is known for Rhône wines and this one showed why. It had a lot of depth and a savory character that made it stand out among many of the other reds.
Budeguer (Argentina)One of the more unexpected highlights for me. Bright fruit, fresh and lively, and just really enjoyable to drink.
Château Cantenac Brown (Bordeaux)A beautiful Bordeaux with classic structure. Dark fruit, a bit of earthiness, and a long finish that stayed with you for a while.
Final Thoughts
Events like Great Wines of the World are interesting because they give you the chance to taste wines from many different regions in one place. Within a few steps you can move from Napa to Bordeaux to Italy, which isn’t something that happens very often outside of events like this.
The wines were excellent overall, and the atmosphere in the room felt enthusiastic and lively. If anything, the turnout suggests that the event might even benefit from a slightly larger space next year.
But once you’re inside with a glass in hand and hundreds of great wines to try, it’s easy to see why the event draws such a crowd.

Why March Is Prime Time for Business Email Scams

How Tax Season Pressure Creates Opportunity for Cybercriminals

By Humberto ComellasPresident & CEO, ulltium consulting®
March places extraordinary operational pressure on businesses across Miami.
Accounting teams are processing high volumes. Financial documentation is circulating rapidly. Leadership is approving payments and reviewing filings under compressed timelines.
Direct Answer: March sees increased phishing activity because tax-season urgency reduces verification behavior, creating ideal conditions for business email compromise and financial fraud.
This seasonal pattern is not accidental.
Cybercriminals design campaigns around predictable business stress cycles.

The “Stressed Supply Chain” Effect
Phishing during tax season rarely targets accounting firms alone.
It targets the ecosystem around them.
Clients exchange tax documentation. Vendors update payment instructions. Executives authorize transactions quickly to avoid delays.
Speed becomes the default.
And speed reduces scrutiny.

What Modern Tax-Season Phishing Looks Like
Today’s attacks are subtle.
They resemble:
• Routine document requests• Vendor payment update notices• E-signature requests• Urgent executive instructions
These emails blend seamlessly into March communication patterns.
They succeed because they appear ordinary.

Why Competent Organizations Still Experience Losses
Phishing is not primarily a technology failure.
It is a timing strategy.
When inbox volume increases, employees rely on pattern recognition instead of detailed inspection.
Attackers need only one misjudged message.
The result can be:
• Fraudulent wire transfers• Compromised financial data• Credential theft• Regulatory exposure
For industries operating under HIPAA or financial compliance frameworks, consequences extend beyond financial loss.

Seasonal Risk Requires Seasonal Awareness
Businesses can reduce exposure during high-volume months by reinforcing simple safeguards:
• Verifying payment changes verbally• Confirming urgent requests through secondary channels• Requiring multi-factor authentication• Conducting brief seasonal awareness reminders
Security posture must adapt to operational tempo.
March is not business as usual.

Leadership Requires Anticipation
Well-run organizations do not wait for fraud incidents to refine processes.
They anticipate seasonal risk cycles and adjust accordingly.
Tax season will return next year.
The only variable is preparedness.
